We provide pots & pans, dishes & silverware, a smoothie blender, a toaster, a regular coffeemaker, Keurig, and tea and coffee. The island comfortably seats 1-3 adults. SLEEPING ARRANGEMENTS: One high-end queen bed with a custom memory foam cooling gel-infused topper for the primary bedroom. A queen-size Frontgate inflatable EZ bed with a cooling memory foam mattress is available for the living room.  Each bed features luxurious spa-quality Egyptian cotton linens & blankets plus extra pillows. The bedroom & living room both have room-darkening, noise-canceling, thermal velvet drapes & shades

BEDROOM WALK-IN CLOSET: Features custom built-in hardwood closet system + plenty of hangers, 2 luggage valets, security safe & a 3-story fire emergency escape ladder

BATHROOM: The bathroom has a full shower/bathtub combo with a rain shower head, full-size vanity & oversized mirror, lighted makeup mirror, hairdryer, oversized Turkish bath towels & a starter set of organic-nontoxic toiletries. Please note: PER GUEST, we provide 2 large Egyptian cotton bath towels, 2 washcloths, 1 face/hand towel plus 1 vanity hand towel

PRIVATE BALCONY: Access the cozy private balcony from the living room; comfortably seats 2-3 adults. Enjoy lovely evening views of downtown city lights. NO grilling or real candles are allowed per the fire marshal & our HOA. No smoking or vaping allowed inside or outside the condo

COMPLIMENTARY ASSIGNED PARKING: One complimentary parking space is included for a small to mid-sized vehicle only. Details (make, model, color & plate details) of the vehicle must be provided no later than 24 hours after check-in. No large or long-bed trucks, oversized vans, motorcycles, tractor-trailers, or U-hauls are allowed. Guests who violate this house rule will be towed by the HOA & will lose the $500 security deposit. In addition, damage(s) to our parking sign will incur fees for repair and be deducted from the security deposit. We highly encourage guests to consider Lyft/Uber when going out. Check our digital guide for specials. The designated parking area is non-gated. An onsite security guard is on-site to ensure only vehicles belonging to registered guests are on site

NEST SECURITY CAMERAS: In use at all times on the property to ensure our house rules for occupancy and that no unregistered guests have access to or enter our home. NO interior cameras or any cameras are facing the interior of the home. Guests must not tamper with or unplug security cameras as this will result in immediate termination of the reservation & loss of the security deposit as a security breach violation of house rules. Exterior security cameras are required on this property

PARTY SIGNAL SENSOR: Is used on the property to monitor compliance with our house rules (no parties & no events)

MINUT NOISE DECIBEL SENSOR: Is used on the property to maintain compliance with Nashville's Quiet Hours Ordinance which is 10:00 pm CST to 8:00 am CST daily. Minut is Smart Home technology that measures decibel levels only

FRESH AIR SENSOR: Detects tobacco and marijuana smoking/vaping in apartments & hotels. Patented technology immediately detects specific molecules in tobacco and marijuana

HOME SECURITY: The condo is outfitted with a monitored home security system for use at guest discretion. In addition, there is a security officer on site. The security detail helps to monitor the designated parking area & prevents unauthorized vehicles from parking; as well as provides general security duties throughout the property

✔ Fire Prevention & Safety: The condo is equipped with fully functional hard-wired smoke alarms & sprinklers, a functioning up-to-date & tested fire extinguisher & a 3-story height emergency fire escape ladder.

✔ Home Security System: The condo is equipped with a SimpliSafe home security system. It is not mandatory; is an option for use at your discretion.  We will set up a unique code for you to use during your stay. False alarms may incur guest fees as determined by local police authorities
✔ Grade A Security Smart Wifi Deadbolt Lock is the best possible grade to keep you, the property, & condo safe.  Guests are responsible for locking the door when inside the condo & when out sightseeing or out for the evening
✔ Nest doorbell camera which (a) monitors community activity outside the condo only, and (b) ensures adherence to Metro Davidson County & City of Nashville’s occupancy rules for short-term rentals. A Nest camera is also rear-facing outside the condo toward the main street which monitors only the street. There are NO cameras directed to or inside the interior of the home.

The condo is located in a condotel & has townhomes nearby. Naturally, you may on occasion, hear noise from other guests on vacation as well as residents

The condo is close enough to downtown - literally only 10 minutes away; but also far enough away that city noise isn't an issue. Of course, you may hear occasional noise since the condo is in a metropolitan city. In addition, the condo is less than 2 miles from 3 major hospitals, walking distance to Centennial Park.  You can be anywhere in the city you want to visit within 10 minutes depending on traffic, whether it be shopping in Green Hills, Bellevue, Belle Meade, Sylvan Park, 12 South, Gulch, or Downtown

OTHER THINGS TO NOTE
We require a Rental Agreement & Guest ID. An executed Rental Agreement signed by the primary guest is due no later than 24 hours of booking the reservation. Failure to sign the Rental Agreement & provide a current copy of government-issued ID within 24 hours will result in the cancellation of the booking and will incur a cancellation fee to cover credit card processing fees.

FAQs
Q: WHAT TIME IS CHECK-IN & CHECK-OUT?
A: Check-in is 4:00 pm CST.  Check-out is by 11:00 am CST. Access codes will be sent at 2:00 pm CST on the day of arrival. This allows you to check yourself in (contactless entry). Codes are not activated if the Rental Agreement is not signed and/or credit card is not on file for the Security Deposit. 

Q: CAN WE DO AN EARLY CHECK-IN OR LATE CHECK-OUT?
A: At this time we are unable to offer early check-ins or late check-outs. For security, we do not allow luggage drop-off/storage; however, if you'll be arriving early, we can connect you with local entities we work with who provide secure luggage services & exclusive discounts for our guests

Q: WHAT IS YOUR CANCELLATION POLICY?
A: Relaxed: 100% refund at least 14 days before arrival, 50% refund at least 7 days before arrival.  In the event of cancellation, the Guest is responsible for fees to cover credit card processing fees charged to Us which is a minimum of $75.00.

Q:  WHAT ABOUT WEATHER-RELATED CANCELLATIONS?
A:  If a TN state-of-emergency declares a natural disaster due to weather issues, the Guest will be refunded in full (less credit card swipe fees charged to Us). We cannot control weather & do not refund for inclement weather. We recommend guests purchase trip insurance to cover the investment in their trip which covers weather-related disruptions. After the booking is confirmed We provide guests with details for optional travel insurance.
